The Wrekin Housing Group is a socially minded organisation that prides itself on making a difference to people’s lives.

Old Park represents a significant development for The Wrekin Housing Group, both in terms of its scale, and proximity to the Group's offices. We think that it is especially important the development should convey a feeling of quality and aspirational design, both as a flagship development by the Group, and to inspire good design more generally across Telford and Wrekin.

The Wrekin Housing Group propose a mix of mainly 2 and 3 bedroom houses. The proposed two and three bedroom houses will not occupy the same footprint as a larger four or five bedroom houses previously indicated at outline planning stage, and therefore the site is able to reasonably accommodate more homes within the same area of development. It is important that the proposals result in a pleasant and attractive place that people will want to live. Our proposed layout has been designed with this in mind, providing allocated parking for all of the new homes proposed, and private gardens for all of the houses which meet or exceed Telford and Wrekin Council’s preferred minimum garden sizes for new residential development. Ensuring that these important considerations are included within our proposed layout, demonstrates that the site area can satisfactorily accommodate 92 affordable new homes.

The design of our development proposes no change to the number of houses at the western end of Park Lane approved at outline planning stage, and reduces the five bedroom houses proposed here to four bedroom homes.

Within our development we propose four, two bedroom bungalows for older people. Two of which would be located on the eastern part of the site, adjacent to the end of Park Lane. The access to these will be from Colliers Way, maintaining the separation of Park Lane from vehicle traffic, as had been established in the outline planning approval.

The area to be developed remains the same as the outline approval, and the significant landscape buffer between the development site and the rear of properties on the south side of Park Lane is included within our proposals as put forward at outline planning stage. The proposed layout also looks to reduce the amount of road and driveways facing towards the landscape area for the benefit of neighbouring properties. The landscape will be improved with a scheme of ecological enhancement, as required by the outline planning approval.
