Who are The Wrekin Housing Group?

The Wrekin Housing Group is a Community Benefit Society that provides housing and care services which deliver social value across Shropshire, Staffordshire and Telford & Wrekin. How has the mix of houses been designed?

The unit mix has been designed to meet the local housing needs of the area.

How are the new homes affordable?

The homes will be built to an improved energy efficiency rating which will reduce heating and electric costs. The homes will also be rented at an ‘affordable rent’ based on house type with rent not exceeding 80% of open market rent.

What are the timescales for the new development?

It is anticipated that demolition will commence in spring 2022 with phased completion of the new homes through to 2024.

Will I be able to make any comment on the development?

The consultation period has now finished. In addition to the consultation, a planning application will soon be made which will give the public another opportunity to comment on the proposed scheme via the Telford and Wrekin Councils Planning portal, email or post.

You should be aware that the development has to be approved in planning terms in the same way that any planning application is and anyone can inform the Planning Authority of their views either for or against the scheme.

Will there be a children’s play area?

There will not be a play area on the new scheme. All of the new houses have their own individual gardens and the apartments will have shared external space.

Can all of the trees on the site be retained?

Unfortunately some of the trees on the site will have to be removed for the new development. However we are working with a tree specialist and ecological consultant to determine which trees can be retained and how we can improve bio diversity on the site. A landscape plan will be developed which will include replacement of trees which are lost.

Where will the residents of the new scheme park?

All of the parking for the scheme is within the boundary of the site to remove the need for on street parking. The scheme is designed to provide 128 car parking spaces for 70 new homes.

How close to the road at Glebe Street will the new houses be built?

The current designs show the houses at the nearest point at 2.7m to back of pavement. There is no vehicle access to the site from Glebe Street.

How ‘green’ will the new homes be?

The new homes will be built to the building regulations standards with enhanced insulation used within the fabric of the building which ensures that the new homes are more efficient and cost effective to run than older properties.

What will the rents be?

All of the new homes on the site are for affordable rent. This means that they will be let at a rent which is below the market rent for the area which will be calculated a few months before the new homes are due to complete.
