HomeSwapper
If you feel your home is no longer suitable, you have the right to swap your home with another Group tenant, or a tenant from any other housing association or council in the UK. You'll need the written permission of both landlords before the exchange can go ahead.
Asbestos in the home
Because of its strength and fire resistance, asbestos was widely used in the construction of many buildings including houses between 1900 and 1999. Asbestos materials are unlikely to release fibres into the air, or cause any threat to your health, as long as they are undamaged. However, there is a risk to health if they are disturbed, including as part of a building or repair work.

Tenant Satisfaction Measures
'Tenant Satisfaction Measures' (TSMs) are a new way for customers to find out how social landlords like Wrekin are performing in areas such as repairs, safety checks and complaints. The TSMs were introduced by the Regulator of Social Housing (RSH) in April 2023 for all social housing providers.

Diversity
We recognise that people differ in terms of a number of things. Some are protected characteristics that would be challenged under the equality act: gender, disability, age, sexual orientation, race and ethnic origin, religion and belief, marriage and civil partnerships, maternity and paternity and transgender but they also include lifestyle, ability and culture and we don’t believe that any of these should stop someone using our services.

The Group takes tenancy fraud very seriously. We will actively encourage residents to report suspected tenancy fraud and use the Homecheck scheme to pro-actively identify any fraudulent activity.
Cold weather information
To prevent condensate pipes freezing in very cold weather, we have fitted devices to a number of properties where condensate pipes froze last year.

The Wrekin Housing Group has a responsibility to ensure that all payments are made in line with ‘tenants obligations’ under your tenancy agreement. We will make sure that you can make payments conveniently and in a variety of ways; we will always offer advice and assistance if you experience difficulty in making payments. We will take prompt and firm recovery action against persistent non-payers.

Paying your rent
You must pay your rent. If you don’t, you may fall into arrears and risk losing your home. It must be paid in advance in accordance with one of the rent payment options. You must pay your rent and service charge on time to avoid falling into arrears.
Antisocial behaviour - Guidance on living in flats
Everyone has the right to live peacefully in their own home. Most of our tenants never experience or cause antisocial behaviour (ASB). However, the action of a few can affect the quality of life for individuals and sometimes whole communities; therefore the Group takes antisocial behaviour very seriously.

Are you short of space? Do you need somewhere for your car or some extra storage? We have 161 garage sites across Telford and the surrounding areas, each one housing blocks of three or more garages. You don't have to rent one of our homes to be able to rent a garage!
